RIBA Stage 0 - 1 : Stretegy and Brief

The start of every project, to discuss your ideas, explore your thoughts, and outline your budget and any restrictions on the site or building.

Whether in person or virtually, we can meet to go over your project to discuss design, timelines, and all statutory obligations to be expected, to explore what we think is possible, and the best strategy to maximise the potential of your project.

This is a free consultation stage, after which we will present a fee proposal to include what we understand from your brief as well as the cost of our service moving forward with any information we think will benefit you or the project.

RIBA Stage 2 - 3 : Concept Design and Planning

Once instructed, we arrange a measured survey of your property or building to gather everything we need to draw up your existing property and adapt your brief to the development of proposals.

We prepare a number of options based on the initial discussions and brief, working with your feedback to finalise the design to meet with your expectations.

Once we have a final design, we work with you to gather any additional documentation required by the local planning authority to be submitted for comment.

This process is usually 8 weeks

RIBA Stage 4 : Technical Design and Building Control

With planning achieved, we can move onto the detailing of the project.

We develop the detailed designs in accordance with the latest set of approved documents, and in conjunction with an engineer and any other necessary consultants that we recommend for each project. With a complete drawing package, we can submit the drawings to building control and work with a building control officer to see your project through the building control stage. This application is usually determined in 6 to 8 weeks.

Additional detailing can then be incorporated into your design to build a solid specification used for pricing. At this stage the more information we can provide to a contractor, the more accurate their tender price will be. We discuss with you our recommendation for what to provide and develop at this stage based on the design and complexities.

RIBA Stage 5 - 7 : Construction and Handover

With planning approved, building control sign off, and an agreed tender price from a contractor, it's time to build.

At this stage you may choose to manage the build yourself, or allow the contractor to lead the construction. Alternatively we can provide a fully managed delivery and contract administration service, or complete site visits on your behalf to make sure the project goes in the correct direction.

On completion, the building is yours and your dream project has become reality!
